First Registration

The Land Registration Act 2002 is the first piece of legislation to substantially overhaul property law which until the 13th October 2003 had been governed primarily by legislation dating from 1925.

The title to many properties in England and Wales is now registered with the Land Registry, although some are not. In particular much of Worcestershire was among the last areas to require compulsory registration. On a sale there are substantial numbers of homes with an unregistered title. One main advantage of registration of your property is that it makes it more difficult for squatters to claim ownership. Both the Land Registry and the Government have stated that it is their aim to have all titles to property registered. To this end they are currently encouraging property owners to apply for voluntary registration and offering 25% discount on Land Registry fees.
